Kennewick vs. Pasco vs. Richland: Which Tri-Cities City Is Right for You?
The Tri-Cities are three separate cities that function like one community. They sit side by side where the Columbia, Snake, and Yakima Rivers meet, and most residents cross between them every week for work, shopping, and fun. Still, each city has its own personality, and choosing the right one can shape your daily life. Here’s how they compare.

Kennewick: The Shopping and Entertainment Hub
Kennewick is the largest of the Tri-Cities and where much of the region’s shopping, dining, and entertainment is concentrated, from Columbia Center Mall to the Toyota Center. It offers the widest range of housing, from older homes near historic downtown to newer neighborhoods in Southridge and the south hills. Kennewick is a good middle-ground choice: central, well-connected, and usually more affordable than Richland.
Best for: people who want the most options for housing, shopping, and dining, and families looking for established neighborhoods.

Pasco: Growing Fast, With Newer Homes
Pasco is the fastest-growing of the Tri-Cities. Much of that growth is on the west side, around Road 68 and Broadmoor, where you’ll find many of the region’s newest homes and subdivisions. Pasco is also home to the Tri-Cities Airport, Columbia Basin College, and a vibrant Latino food and culture scene, especially downtown and along Lewis Street. It’s in Franklin County, while Kennewick and Richland are in Benton County.
Best for: buyers who want a newer home at a good value, frequent travelers, and anyone who loves great local food.

Richland: Science, Parks, and the Riverfront
Richland grew up around the Manhattan Project, and science is still at its core, with Pacific Northwest National Laboratory (PNNL), the Hanford Site, and WSU Tri-Cities all nearby. It’s known for its riverfront parks and trails, like Howard Amon Park and the Riverfront Trail, and for its well-regarded school district. Richland is generally the most expensive of the three cities, but it offers the shortest commute for Hanford and PNNL workers.
Best for: people working at PNNL or Hanford, outdoor lovers, and families who want riverfront parks close to home.

Which City Fits You?
- Want the newest homes for your money? Look at west Pasco.
- Working at PNNL or Hanford? Richland gives you the shortest commute.
- Want to be close to shopping and entertainment? Kennewick puts it all nearby.
- Travel often? Pasco has the airport, and the other cities are only a short drive away.
- Love the outdoors? All three have river access, but Richland’s parks and trails are hard to beat.
- Want more space or a quieter pace? Consider one of the smaller communities below.
What They Have in Common
No matter which city you choose, you get the same sunny climate, access to the Columbia River, wine country close by, short commutes, and no state income tax. Because the cities are so close together, most people live in one, work in another, and shop in all three.
Beyond the Big Three
The Tri-Cities area also includes smaller communities that offer more space and a slower pace:
- West Richland: a quieter, growing community with larger lots and newer homes, next to wine country.
- Benton City: a small town on the Yakima River in the heart of Red Mountain wine country.
- Finley: rural living just southeast of Kennewick, with horse properties and river access.
- Burbank: a peaceful country community across the Snake River from Pasco.
- Prosser: a charming small town known as the Birthplace of Washington Wine.
